What is UP RERA?
UP RERA is the Uttar Pradesh Real Estate Regulatory Authority, a statutory body created under the Real Estate (Regulation and Development) Act, 2016. Our mandate is to regulate the real estate sector in Uttar Pradesh, ensure the protection of the interests of homebuyers, and promote the growth and development of the sector.
Complaints Received by UP RERA
According to data released by UP RERA, a total of 48,500 complaints were received from 2017 to 2021. Of these, 60% were from Noida, followed by Ghaziabad with 18%, and Greater Noida with 11%. The rest of the complaints were from other districts in Uttar Pradesh. The majority of the complaints were related to delays in possession, followed by issues with the quality of construction and lack of amenities. This highlights the need for developers to be more transparent in their dealings and ensure timely delivery of projects.
How Does UP RERA Resolve Complaints?
When a complaint is filed with UP RERA, we first verify the details of the complaint and ensure that it falls within our jurisdiction. Once we have determined that the complaint is valid, we issue a notice to the concerned party and initiate the resolution process.
The resolution process involves mediation between the parties involved, followed by a hearing before the Adjudicating Officer if the parties are unable to reach a settlement. The Adjudicating Officer then issues a binding order that is enforceable in court.
Examples of Complaints Resolved by UP RERA

Improving the Situation
There are several steps that can be taken to improve the situation in the real estate sector. Firstly, developers need to be more transparent in their dealings and provide regular updates to homebuyers regarding the progress of their projects. Secondly, UP RERA needs to take strict action against developers who fail to adhere to the norms and regulations set by the authority. This will act as a deterrent and ensure that developers take their obligations seriously. Thirdly, homebuyers need to be more vigilant and conduct proper due diligence before investing in a project. They should verify the credentials of the developer and ensure that all necessary approvals have been obtained.
UP RERA is committed to promoting transparency and accountability in the real estate sector, and to ensuring the timely delivery of projects. Homebuyers in Uttar Pradesh can rely on UP RERA to provide an effective platform for redressal of real estate grievances.
